I write to you regarding the above-referenced matter.


Last ________, we entered into a contract of lease as evidenced by the following: ________ for the lease of the property described below:


________


The lease was for the period of ________ to ________. As agreed upon, I paid you a security deposit of ________ (Php________).


As provided for in our lease agreement, the security deposit should be returned within ________ (________) Days from the date that the property is vacated and surrendered.


Moreover, Section 7 of Republic Act No. 9653, otherwise known as the Rent Control Act of 2009, as extended by HUDCC Resolution No. 1 Series of 2017, provides that the security deposit shall be held only during the entire duration of the lease agreement and any and all interest accrued on said deposit should be returned at the expiration of the lease contract.


The lease period has ended and the property was vacated at the end of the lease period. Likewise, no damage has been caused to the property nor is there any outstanding rent.


Thus, I hereby make a demand on you to return the security deposit within ________ (________) Days from your receipt hereof otherwise I will be constrained to institute the appropriate civil complaint for the return of the said amount. I will also hold you liable for interest, damages, attorney's fees, and expenses that I will incur arising from your unjust refusal to return the security deposit.
