A Notice of Violation of Lease is a document through which a tenant is being notified of their direct contravention or violation of their lease or rental agreement.
Usually, the tenant and the landlord/agent either enter an oral or written lease agreement to regulate their relationship. If the terms of the agreement is violated by the tenant, it can be a ground or good reason for eventual ejection. This document serves as proper documentation of a tenant's behaviour and is sent prior to sending a Notice to Quit, which is the first legal notice that commences an ejection process.
Should a landlord wish to simply terminate the tenancy, a Notice to Quit can be given to the tenant and if the tenant is late in making rent payments, a Late Rent Notice should be given to the tenant instead.
This document simply states the details of the tenant's actions or omissions constituting the violation of their lease, the portion of the lease that prohibits such violation and a stern warning that such violation should be discontinued.

In this document, the basic information required are: the names and addresses of the landlord and tenant, the description of the violation, a portion of the contract prohibiting the violation, which will be entered by the party filling this document.
After completing the document, the document should be signed by the landlord and delivered to the tenant. A copy of the letter should be kept for record purposes.
